Desk Appraisal

As the name suggests, this appraisal is done entirely from our office and uses resources such as property card details, recent sales in the nearby area, or MLS listing information, as well as any information you can give us about your home. It does not include a sketch or photos.

This kind of appraisal is perfect for anyone that needs a fast valuation without tons of detail. Because this appraisal does not require an inspection, it is our fastest option and can be delivered to you within 2 business days from time of payment.

However, keep in mind that this appraisal can’t necessarily take any updates that the county public record isn’t aware of yet into account and therefore the resulting market value given may be lower than what would be found for a full appraisal. Similarly, it doesn’t reflect all of the needs for repairs/updates that may be present and therefore this appraisal could give a higher market value than what would result from a full interior appraisal.

If you’ve recently made significant improvements that would increase the value of the home, or know that the condition is lower than online would suggest, we recommend going with a full interior appraisal for the most accurate valuation.

Drive-by Appraisal

In addition to all of the information used for the desk appraisal, the upgrade to a drive-by includes the appraiser driving by the home and and taking exterior pictures of the front and sides of the home, the street views and any other major feature or situation; such as barns, outbuildings, nearby railroad crossings or commercial buildings.

This addition helps the appraiser to consider and include the condition of the exterior of the home and its surrounding environment in the appraisal. Our typical turn time for this appraisal is usually between 3-4 business days from the time of payment.

Full Home Appraisal

This type of appraisal is the most extensive option and requires that we call/email to schedule an appointment for our appraiser to come by and do an inspection of the home. We schedule a 3 hour window for him to arrive within; once he arrives, a typical inspection for the average size home takes approximately 30 minutes. He will measure and take pictures of the exterior and any barns/sheds on the property, then come inside to measure and take pictures of every room in the home.

Available inspection dates vary, but this appraisal type can typically be completed within a week or less and rush requests are available for an additional fee.

We tell you our process so you know what to expect...

When you call or email requesting an appraisal, you will speak with Ash, our office manager. She will explain the process, answer any questions, and schedule the appointment for us to inspect your home. Payment will be discussed and is due at this time (or before the time of inspection, in the case of a full interior Appraisal ).

An appraiser from our team will arrive at the house and start by walking around the outside, taking pictures and measuring every exterior wall. He will also inspect every barn, shed, garage, or carport that is permanently attached to the ground.

Next, he will come inside the house and walk into every room, turning on all the lights, taking pictures, and inspecting the overall condition and finishings.

If you are present at the inspection, he will finish by asking about any recent renovations, additions, or special needs for repairs.

Once the appraisal is complete, we will email the appraisal PDF directly to you.
